Selling a home you built or renovated

If you want to sell your property within 6 years of completing your owner builder work, you must give a written notice to the potential buyer BEFORE signing a contract of sale.

The notice must contain:

  • details of the owner builder work done under the permit.
  • the name of the permit holder who carried out the work.
  • a statement confirming the work was done under an owner builder permit.
  • the following notice: "Warning - The building work to which this notice relates is not covered by insurance under the Queensland Building and Construction Commission Act 1991" .

Notice in duplicate

You must give the buyer two copies of the notice. The buyer must sign one copy and return it to you on, or before, signing the contract of sale.

Renting or leasing an owner builder property

You don’t need to provide a warning notice if you are leasing or renting out the property.
